   In the past, and even today, the reason sellers, and now buyers, are willing to pay the usual commission is that most real estate consumers need a pretty full array of real estate services. There are multiple tasks real estate agents complete. The range of duties starts with predicting the sales price and ends with the myriad details of closing. And everything in between. Laws. Regulations. Fiduciary responsibility. Marketing. Negotiation. Facilitating the transaction through every step of the process. A good agent makes the whole mess happen.

   Each of these services is a component of the "package" of services that real estate consumers agree to.

   But some consumers don't need every one of these services. An advertising executive doesn't need your marketing expertise. A lawyer doesn't need your legal advice. A banker doesn't need help with finance. In these days of exponential proliferation of information on the internet, a savvy person with an interest in real estate can access millions of pages of information about all these subjects.

Most of the above services are available on a per-hour or contract basis. Rates will vary according to the complexity of the project and the amount of bundled services selected.

Access to the Maine Real Estate Information System (the statewide Multiple Listing Service) -- which places your property before virtually all real estate agents and brokers throughout the entire state of Maine -- is a one-time flat fee of $495, for up to one year. Should you list your property thereafter on a commission basis with Maine Sail Real Estate, this fee will be deducted from your commission at closing. Should you decide to list your property with another agency, you can cancel this listing at anytime so you can enter a new agreement, although the fee is non-refundable.
